Selling a home in Horry County should be easy, right? The Myrtle Beach area is a hot real estate market, with people relocating here for the beach lifestyle, warm weather, and affordability. So, why did your home fail to sell?

If your home expired from the market, don’t panic. There are three major reasons homes don’t sell, and the good news is that you can fix them!

1. Pricing: Was Your Home Overpriced?

One of the biggest reasons homes in Myrtle Beach, Conway, and North Myrtle Beach don’t sell is overpricing.

  • Buyers today use MLS alerts, Zillow, and Redfin to track prices.
  • If your home was priced higher than similar homes in your neighborhood, buyers likely skipped over it.
  • Example: A home in Carolina Forest listed at $450K but similar homes sold for $420K—buyers won’t even schedule a showing.

💡 Fix It: Request a Local Demand Assessment to see the real-time market value. https://getmyhomesold.mayfieldgrp.com/

2. Marketing: Did Enough Buyers See Your Home?

In tourist-heavy areas like Murrells Inlet, Little River, and Surfside Beach, selling a home requires more than an MLS listing. If your previous agent relied solely on yard signs and open houses, you missed out on:
Social media marketing targeting relocation buyers
High-quality photography & virtual tours
Google Ads & Facebook Ads to reach out-of-state buyers

💡 Fix It: When I market a home, I use high-quality video, targeted online ads, and social media exposure. Want a marketing plan? https://getmyhomesold.mayfieldgrp.com/

3. Showings & Condition: Were Buyers Turned Off?

Buyers in Myrtle Beach want move-in-ready homes. If your home had:

  • Dated interiors (old carpet, wood paneling)
  • Curb appeal issues (overgrown yard, peeling paint)
  • Difficult showing availability

…it may have deterred serious buyers.

💡 Fix It: I offer a free Competitive Edge Review to help sellers make small, strategic updates that make a huge difference. https://getmyhomesold.mayfieldgrp.com/

💡 The good news? You don’t have to guess! Our team offers a FREE home valuation so you can see exactly what buyers are willing to pay in today’s market.

1️⃣ Why Pricing Your Home Right Matters

Many sellers believe they should price their home higher to leave room for negotiations—but this strategy can actually hurt your chances of selling!

📉 Overpricing your home can lead to:
Fewer showings (buyers will skip over overpriced homes)
Longer time on the market (which can make buyers think something is wrong)
Lowball offers (buyers may assume you're desperate to sell)

Homes priced correctly from the start attract more buyers and sell faster—often for MORE money!

2️⃣ How to Determine the Right Price for Your Home

Pricing isn’t about what you want for your home—it’s about what buyers are willing to pay. Here’s how we help sellers determine the perfect price:

✔️ Comparing Recent Sales – We analyze homes like yours that have sold in the last 90 days.
✔️ Evaluating Market Trends – We track whether home values are rising, stabilizing, or declining.
✔️ Assessing Your Home’s Unique Features – Location, upgrades, and condition all impact value.

3️⃣ Simple Ways to Increase Your Home’s Value Before Selling

Want to maximize your home’s selling price without spending a fortune? Small updates can increase perceived value and attract better offers!

🏡 Quick Upgrades That Pay Off:
Boost curb appeal – First impressions matter! Trim the landscaping, add fresh mulch, and paint the front door.
Declutter & depersonalize – Buyers want to picture themselves in your home. Keep décor neutral and minimize excess furniture.
Upgrade lighting & fixtures – Swap out old light fixtures and cabinet handles for a modern touch.
Deep clean everything – A spotless home feels move-in ready and more valuable to buyers.

4️⃣ The Best Time to Sell in Myrtle Beach

📊 Timing is everything! Myrtle Beach’s real estate market shifts based on seasonal demand and market conditions.

📅 Best Times to Sell:
✔️ Spring & Summer – More buyers are actively looking, and homes sell faster.
✔️ Early Fall – Relocation buyers and retirees move before the holidays.
✔️ Market-Driven Opportunities – Low inventory can mean higher offers for sellers, no matter the season!

Selling for Less? Here’s How to Get the Best Price for Your Home!

One of the biggest fears homeowners face when their home doesn’t sell the first time is:
“Do I have to drop my price just to get an offer?”

💡 The good news? You don’t have to take a huge loss—you just need the right strategy.

A home that sits on the market without selling doesn’t always mean it’s overpriced. It could mean it wasn’t positioned correctly in the market, didn’t get enough exposure, or wasn’t presented in the best way. The key is to adjust your approach without sacrificing your home’s value.

If you’re thinking about relisting your home, here’s how to get the best price without giving it away.

1️⃣ Understand the True Market Value of Your Home

Not all price reductions are bad. Sometimes, a small adjustment can position your home where buyers are actively looking—without drastically cutting your profits.

📊 How to Know if Your Home Was Overpriced

If your home expired from the market, ask yourself:
✅ Was my home priced higher than similar homes in my neighborhood?
✅ Did I get showings but no offers?
✅ Did buyers seem interested but hesitant to commit?
✅ Did homes with a slightly lower price sell while mine sat on the market?

If you answered yes to any of these questions, your home may have been just outside of a buyer’s comfort zone. Even a small price correction can bring in more buyers without devaluing your home.

📍 Want to see where your home stands? Get a free Competitive Edge Review today → getmyhomesold.mayfieldgrp.com

2️⃣ Position Your Home as the Best Deal Without Lowering the Price

Instead of automatically lowering your price, make buyers feel like they’re getting more value.

How to Create Perceived Value Without a Price Drop:

✔️ Improve Your Online Presence – The first showing happens online! Poor listing photos, outdated descriptions, or weak marketing can turn buyers away before they even schedule a visit.

  • Hire a professional real estate photographer for stunning images.
  • Ensure your home has a detailed, engaging description that highlights key features.
  • Use a virtual tour to attract out-of-state buyers.

✔️ Offer Small Incentives Instead of Price Cuts – Buyers may be willing to pay full price if they see added benefits, such as:

  • Offering to cover part of the closing costs (this makes your home more attractive without lowering the price).
  • Including appliances like the washer, dryer, or refrigerator.
  • Providing a home warranty for added peace of mind.

✔️ Highlight Unique Features That Justify Your Price – Does your home have:

  • A larger lot than others in the neighborhood?
  • Upgraded kitchen or bathroom features?
  • A great location near schools, parks, or attractions?

💡 By focusing on what makes your home special, you can attract buyers who see the true value of your property.

3️⃣ Work with an Expert Negotiator

💡 The right agent will help you get top dollar—without unnecessary price cuts.

What an Expert Real Estate Agent Can Do for You:

📈 Pricing Strategy – Set the right price based on market trends and buyer demand.
🎯 Targeted Marketing – Use social media, paid ads, and email campaigns to attract serious buyers.
💰 Skilled Negotiation – Get you the best possible offer and terms, ensuring you don’t leave money on the table.

🚀 A strong negotiator can mean the difference between a low offer and a full-price sale!

Didn’t Sell the First Time? Here’s Why Your Home Can Still Sell!

If your home expired from the market, you may be wondering, "What went wrong?" Selling a home should be an exciting and rewarding experience, but when your listing sits on the market without selling, it can be frustrating, discouraging, and even stressful.

Many homeowners believe that if their home didn’t sell the first time, it means something is wrong with the house, the market is bad, or that they’ll never find a buyer. The truth? Most expired listings don’t sell because of one (or more) fixable issues.

Why Homes Expire from the Market

In Myrtle Beach and Horry County, homes expire from the market for three main reasons:
1️⃣ The pricing wasn’t aligned with market demand.
2️⃣ The marketing strategy didn’t attract the right buyers.
3️⃣ The home didn’t make a strong impression during showings.

💡 The good news? All of these can be fixed! If you’re thinking about relisting your home, here’s how to make sure it sells successfully this time around.

1️⃣ Adjust the Price for Today’s Market

One of the most common reasons a home doesn’t sell is incorrect pricing. Sometimes, the original price was too high for the local market, causing potential buyers to overlook it. Other times, a home may have been priced correctly at first but the market shifted, making it seem overpriced compared to newer listings.

How Do You Know if Your Home Was Overpriced?

✅ Your home had showings but no offers.
✅ Buyers made lowball offers, suggesting they felt the price was too high.
✅ Similar homes in your neighborhood sold while yours sat on the market.

How to Correctly Price Your Home This Time

📊 Check Recent Home Sales – The real estate market changes frequently. Comparing your home to what’s actually sold in the last 90 days can help find the best pricing strategy.

📍 Get a Local Demand Assessment – Instead of guessing, you need real-time market data to see what buyers are willing to pay right now.

💡 Tip: Pricing just below major price points ($399,900 instead of $405,000) can increase buyer interest and visibility.

🚀 Want to know what your home is worth today? Get a free pricing review here → [Insert Landing Page Link]

2️⃣ Improve the Marketing Strategy

A common mistake many expired listings face is poor marketing exposure. In today’s digital world, 90% of buyers start their home search online—so if your home wasn’t properly showcased, many buyers never even saw it!

What Might Have Gone Wrong with Your Marketing?

❌ Your listing photos weren’t high quality.
❌ Your home was listed on the MLS but not actively promoted elsewhere.
❌ No social media ads, email campaigns, or digital marketing were used.

How to Fix Your Home’s Marketing Plan

Professional Photography & Virtual Tours – High-quality, well-lit images make a home stand out in online searches. A virtual tour can attract out-of-state buyers, especially in vacation areas like Myrtle Beach.

Social Media Advertising – I use Facebook, Instagram, and Google Ads to put your home in front of thousands of potential buyers who are actively searching.

Email Marketing & Buyer Databases – Many expired listings don’t sell because they weren’t properly advertised to qualified buyers who were already looking. My targeted marketing ensures your home is seen by serious buyers.

💡 Marketing matters! The more buyers that see your home, the faster it will sell.

Home Buying & Realtor Marketing: Expert Insights from Laniece Mayfield & Sue-Ham

Real Talk: Home Buying & Realtor Marketing Tips with Laniece Mayfield & Mortgage Advisor Sue-Ham

Are you thinking about buying a home but feeling overwhelmed by the process? Or perhaps you’re a real estate professional looking to elevate your marketing game? In a recent interview, I, Laniece Mayfield, had the pleasure of sitting down with Mortgage Advisor Sue-Ham to discuss key insights into the home buying journey and how realtors can effectively market themselves in today’s competitive industry.

If you missed the conversation, don’t worry! In this blog, I’m breaking down the major takeaways from our discussion so you can feel more confident whether you’re buying a home or growing your real estate business.

Understanding the Home Buying Process

For many people, buying a home is one of the biggest financial decisions they will ever make. During my conversation with Sue-Ham, we talked about the essential steps every buyer should take to make the process smoother and less stressful.

1. Getting Pre-Approved for a Mortgage

One of the biggest mistakes buyers make is house hunting before getting pre-approved. Pre-approval gives you a clear understanding of what you can afford and signals to sellers that you are a serious buyer. Mortgage advisors like Sue-Ham can help you navigate this process, ensuring you’re financially prepared before making an offer.

2. Knowing Your Budget and Hidden Costs

Beyond just your mortgage payment, homeownership comes with additional expenses such as property taxes, homeowners insurance, and maintenance costs. In the interview, I emphasized the importance of buyers considering these factors to avoid financial strain later on.

3. Finding the Right Realtor

Not all realtors are the same! When choosing a real estate agent, look for someone with deep knowledge of your desired market, strong negotiation skills, and a track record of success. My role as a realtor is to not just find homes but to help my clients make informed decisions that align with their long-term goals.

4. Understanding the Local Market

Every market is different. In Myrtle Beach, where I specialize, trends can fluctuate based on seasonality, new construction developments, and economic factors. Working with a knowledgeable local agent ensures you’re aware of all opportunities and challenges in the area.

Marketing Strategies for Real Estate Agents

In addition to discussing home buying tips, Sue-Ham and I explored effective marketing strategies for real estate professionals. With an ever-changing digital landscape, realtors must stay ahead of the curve to attract and retain clients.

1. Building a Strong Online Presence

The majority of buyers start their home search online, so it’s essential for realtors to have a strong digital footprint. This includes:

  • A professional website showcasing listings and client testimonials

  • Active social media pages (Facebook, Instagram, and YouTube) with engaging content

  • SEO-optimized blogs that provide value to potential buyers and sellers

2. Leveraging Video Marketing

Video is one of the most powerful tools for realtors. Whether it’s neighborhood tours, home walkthroughs, or educational content, video marketing helps build trust and authority. As I shared in the interview, my YouTube channel features in-depth insights into Myrtle Beach real estate, helping buyers from out of town feel more confident in their decision-making process.

3. Consistent Branding and Messaging

A strong personal brand helps realtors stand out in a crowded market. I talked about how I have built my brand around the concept of "Home is My Sanctuary," emphasizing the emotional and financial benefits of homeownership. Consistency across all marketing channels—from email campaigns to social media posts—reinforces credibility and attracts the right clients.

4. Networking and Building Relationships

Real estate is a relationship-driven business. Engaging with the community, collaborating with mortgage professionals like Sue-Ham, and maintaining relationships with past clients all contribute to long-term success. One key strategy I shared is using past client testimonials and referrals as powerful marketing tools.

Final Thoughts

Whether you’re a first-time homebuyer or a seasoned investor, having the right information and team on your side makes all the difference. Likewise, for real estate professionals, adapting to digital trends and creating a strong brand is key to staying relevant and competitive.
